TERMS AND CONDITIONS


PAYMENT:

Payment is accepted via the Stayz and Airbnb platform only. 100% of the fee must be paid on booking.

 

SECURITY DEPOSIT:

Please note that a $2000 security deposit applies to all bookings. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements. The $2000 security deposit must be processed at least 7 days before the check-in date. If the damage/repairs is greater than the $2000 deposit, a claim will be made for the additional amount.

 

CANCELLATIONS:

Holidaymakers who cancel at least 14 days before check-in will get back 100% of the amount that they’ve paid. If they cancel between 7 and 14 days before check-in, they’ll get back 50%. Otherwise, they won’t get a refund.

 

CHECK-IN/CHECKOUT:

– Check-in can commence any time from 2.00 pm on the date of arrival

– Check out must be complete/property vacated by 10am on the date of departure

– This must be strictly adhered to unless otherwise agreed in writing with us

– Additional rates of $90 per hour will apply for late checkout

 

NO PARTY POLICY:

Guest numbers are not at any time to exceed the maximum stated for each property. Parties will not be tolerated. Failure to adhere to this will result in loss of bond and eviction.

We do not accept bookings for groups under 28 years old unless part of a family booking. We have the right to ask for the age of each of the guest that will stay at the property.

 

NUMBER OF PERSONS:

The premises must be kept clean at all times and the number of occupants must not exceed the number of beds provided or the number of persons agreed with the owner at the time of booking.

Failure to adhere to this will result in loss of total bond and you may be asked to leave the premises without any refund.

 

NOISE LEVEL:

Please be mindful while enjoying your stay our surrounding neighbours are entitled to peace and excess noise after 10.30pm is not acceptable.

Complaints from neighbours concerning guest noise level and/or behaviour may result in being asked to vacate the property.

 

PETS:

Please check with the owner for approval when making a booking. Please advise the pet(s) type, breed and age.

Owner must bring their own pets designated bed/beddings – pets are not allowed on the furniture/beds.

If approved, guests are responsible for any damage or soiling caused by the pet and for cleaning up after the pet.

 

BOOKING ACCEPTANCE:

Bookings are accepted in good faith. While we do our best to ensure bookings arrangements are met/satisfactory – the owner will not be liable for damages of any kind should the booking have to be cancelled.

 

PERSONAL & LOST PROPERTY:

No responsibility will be taken by the Owner for the guest’s personal property.

We will endeavour to assist you to retrieve lost or forgotten personal property; however, no claim may be made on us for any loss.

Should you want an item returned, postage and handling costs will be the responsibility of the guest.

 

POOL AND SPA USE:

The pool and spa are professionally managed and maintained. Settings should not be altered by guests. Please ensure when the pool and spa are not in use, heating and spa jets are turned off.

No glass is to be taken into the pool/spa area.

The spa is not to be used after 10pm at night. Failure to adhere to this will result in loss of bond and possible eviction from the property with no refund on the cost of accommodation.

Due to water restrictions spa may become unavailable without notice.

The pool is solar heated all year round. A surcharge of $250 per day is required to operate the gas heating of the pool. This must be arranged prior to your stay.

The spa is gas heated all year round at no additional cost.

 

BREAKAGES AND DAMAGES:

Guests are responsible for all damages, breakages and losses during the term of their occupancy. These are to be reported, repaired or replaced and paid for by the guests.

 

CLEANING:

Cleaning is included as part of your stay but please leave the house in a tidy state. Additional cleaning charges will apply if the house is left in an untidy state.

The BBQ must be cleaned and left as it was on arrival.

 

RUBBISH:

Please put out the bins on MONDAY EVENING prior to the bin collection day during your stay.  As a reminder bins are often collected early in the morning on Tuesday. Additional charges of $50 + GST will apply if you fail to do this as an alternative collection will be arranged.

On check out, all rubbish is to be removed from the property and placed into the bins provided. Please put out the bins prior to departure (even if this isn’t the regular collection day).

Rubbish and recycling must be placed into the correct bin. If you dispose of rubbish into the incorrect bin, removal charges of $50 + GST per bin will apply.

Please take excess rubbish that does not fit into the bins with you or removal charges of $50 + GST per bin will apply.

 

SMOKING:

We have a strict no smoking policy inside the house and pavilion. Any evidence of smoking or butts left at the property will result in additional charges for cleaning, steam cleaning or repairs required from smoke damage.

 

INSPECTION:

An inspection of the premises can be made upon demand by the Owner.

 

VACANT POSSESSION:

Guests must vacate the premises at the end of the letting period or earlier upon demand by the Owner.

 

INDEMNITY:

The tenants will indemnify the Owner and Booking Agent against all liability which might otherwise attach to the Owner as a result of injury, damage or loss (to a person or property, suffered by a person where such injury, damage or loss has been caused by or contributed to by any act of omission of the tenants or his agents). These conditions are agreed upon between the parties. Any infringement grants the Owner or booking agent to amend the rental or immediately terminate the tenancy.
